Kimble Vacations has adopted the following polices in order to
enable the guests to obtain the enjoyment from the use of the
unit, as well as protecting the owner's investment property.
Please remember these are privately owned homes and are to be
taken care of during your stay. Our office is closed
on Thanksgiving and Christmas. (Office hours may vary during

Reservation Rules: You
must be over 21 to make a reservation and to check-in. We accept
cash, Visa, MasterCard or Discover. (NO PRE-PAID CREDIT CARDS)
We also accept money orders, traveler checks, and cashier's checks.
We will accept personal checks 14 DAYS PRIOR TO ARRIVAL! THERE
IS A NON-REFUNDABLE FEE TO ALL RESERVATIONS, no exceptions. Reservation
Payments: One Half of Reservationis due
at time of booking, Balance due upon arrival. No personal checks
at check-in. At time of booking, your pre-paid fees will
be used to process your reservation. Your reservation deposit
may or may not be held in Escrow, pursuant to TCA-62-13-104(D)
(7) (i). All Discounts must be mentioned at time of reservation
and presented at check-in (only one coupon per stay and no additional
discounts at check-in).Tax rates are subject to change.
Occupancy: Maximum occupancy is 2
guests per bed, should additional people be in the unit, we reserve
the right to charge additional amount and/or ask you to leave
without a refund. SOFA SLEEPERS
and FUTONS ARE FOR CHILDREN 12 AND UNDER ONLY.
Reservation Changes/Cancellation Policy: If
a cancellation is made 2 weeks (1-2 bedrooms) or 6 weeks (3+
bedrooms) prior to the arrival date, the deposit is refundable
except for a cancellation fee plus tax. Reservations cancelled
inside 2 weeks (1-2 bedrooms) or 6 weeks (3+ bedrooms) of arrival
will forfeit the entire deposit. If a reservation is cancelled
less than 24 hours of arrival full reservation total is forfeited.
We will allow a onetime reservation change outside of 2 and 6
weeks cancelation. Cancellation policy is void after date change,
automatic forfeit. NO CHANGES ALLOWED INSIDE 2 WEEKS (1-2 bedrooms)
or 6 WEEKS (3+ BEDROOMS) OF ARRIVAL (all dates are subject to
price change and special requirements) If inside cancellation
policy dates, fees will be at Kimble discretion. THERE
ARE NO REFUNDS OR DISCOUNTS DUE TO EARLY DEPARTURE FOR ANY UNFORSEEN
REASON! We reserve the right to substitute suitable
accommodations if circumstances require. NO SHOWS
WILL FORFEIT ALL MONIES PAID.
Check-in & During Your Stay: Upon
arrival, the Reservation holder must be present and MUST PROVIDE
US WITH, a copy of a valid driver's license along with a copy
of the payment credit card for cardholder identification, to
prevent Identity Theft, and to hold for SECURITY AND KEY DEPOSIT.
A hold will be placed on your credit card for the security and
key deposit if there are any discrepancies with your information.)
All RESERVATIONS MUST BE PAID IN FULL & the SECURITY AND
KEY DEPOSIT MUST BE GIVEN. THIS INFORMATION IS REQUIRED, OR YOU
WILL NOT CHECK-IN (NO EXCEPTIONS!) Check in time starts
at 3 p.m., (on heavy turn around days, check-in may be later
than 3 p.m.)
Late Arrivals: You
must check–in during office hours which are MONDAY-THURSDAY
3-6:30 p.m., FRIDAY 3-8 p.m., SATURDAY-SUNDAY 3-5 p.m., and Christmas
Eve and New Year's Day 3-4 p.m. If for any reason you may arrive
after check in hours, please call the office and we will make
arrangements for late check-in.
Maintenance: Monday-Thursday
until 4 p.m., Friday until 6 p.m. and Saturday and Sunday until
5 p.m. There is no after-hours Maintenance. Agent
may re-enter premises for the purpose of effecting necessary
repairs. When you arrive at your unit and you see any damage
and/or any problems requiring maintenance, please report it
to our office immediately. NOMAINTENANCE
ON CHRISTMAS OR THANKSGIVING.
After Hours: We have an afterhours
answering service. They will take a message or contact you
with management for emergencies.
Refund Policy: No
refunds will be made due to electrical problems, power, water,
cable, and utility outages of any kind. No refunds will be given
for breakdown or malfunctions of any appliances (TV, Air Conditioner,
Heater, Hot Tub, Jacuzzi, etc...) and due to acts of God!
Housekeeping: Each
unit is stocked with a 2-day towel supply. Exchanges will only
be provided every 2 days at the rental office FOR UNITS W/O WASHER
AND DRYER. A starter supply of toiletries is provided along with
a starter supply of dishwasher detergent. Housekeeping services
will not be provided during your stay unless requested. There
is an additional fee for housekeeping services. Please try to
request this at check-in.
Suggestions of Items to Bring: Extra towels
for Hot Tub or Swimming Pool (if available), Coffee Filters,
Paper Towels, Groceries, Laundry Detergent (if available), Dish
Soap, Shampoo, Hair Dryer, Charcoal, Lighter Fluid, Extra Toilet
Paper and Bath Soap.
Check Out: Check-out
is 11 a.m. If your unit has a keyless entry, please call the
front office upon your departure. If your unit has keys, please
return them by 11:00 a.m. Any non returned keys may result in
a re-keying fee. When checking out please turn off all lights,
fans, TV's, stereos, and set thermostat to 65 in winter and 75
in summer, wash all dirty dishes and utensils, and dispose of
all garbage in outside receptacles. DO NOT wash towels or linens
at check-out. Please place all soiled linens and towels in the
bath tub on the main level. DO NOT place them in the floors.
Damages: If damages
are found after you have checked out, we will immediately contact
you to discuss them. If cleaning and damages are excessive an
additional hold may be placed on your card without your permission.
Our homes are inventoried each time they are cleaned. You are
responsible for any damages or missing items, including linens
and towels. After inspection of
your home, your Security and Damage deposit will be released
All units are non-smoking. If smoke is detected in the
home a nonrefundable fee of $250.00 will automatically be charged.
Pet Friendly: ABSOLUTELY NO PETS
OF ANY KIND INSIDE OR OUTSIDE unless your cabin is
stated to be Pet Friendly. IF A PET IS FOUND IN A NON-PET HOME
YOU WILL BE CHARGED AN AUTOMATIC $250.00 FEE and EVICTED w/
NO REFUND and ADDITIONAL CARPET AND UPHOLSTERY CLEANING FEES
WILL APPLY UP TO (BUT NOT LIMITED TO) $1000.00! NO EXCEPTIONS. If
your cabin is pet friendly, there will be a charge of $75.00
per pet. Please crate your pets while not in the cabin. The
pet fee does not cover damages. If there are damages to the
home you will be notified and charged an additional fee.
Phone Service: All Local calls are Free.
No Long Distance calls are allowed.
Cable or Satellite: All Cabins do have
television service. All channels and packages are at total owner
discretion; Kimble's IS NOT responsible for any cable or satellite
packages. In the event that there is a cable or satellite malfunction
we will contact the cable or satellite provider. No purchases
are allowed for pay per view, etc.
Road Conditions: In the winter months,
some roads may require 4-wheel drive if there is snow or ice.
In the incident of inclement weather, we will do every effort
to rebook you in an equivalent property.
Fireplaces: Fireplaces are in use during
October 1 thru March 31. Wood is provided for wood burning fireplaces.
Guests must provide starter log. All fireplaces are turned
off beginning April 1. Please do not use fireplaces during off
season. If they are used a charge may apply.
Other Information: Fire Extinguishers
are located under the kitchen sink. Units with multiple levels,
they will be located under kitchen sink and under bathroom sinks.
Do Not move or remove any furnishings or accessories from your
unit or you will be charged. No Guest will be permitted to disturb
the peaceful quiet of other guests. If this happens, you will
have one warning. If there is a second disturbance you will be
evicted w/ no refund. No Fireworks at any time. We are not responsible
for lost or misplaced items, or items left behind. If lost
items are found they would be mailed back by customer request
only. Customer is responsable for shipping charges. Items are
disposed of after 10 days. GUEST ENTER THE HOT TUBS AND WHIRLPOOLS
AT THEIR OWN RISK, KIMBLE RENTALS WILL NOT BE RESPONSIBLE FOR
DISCOLORATION OF JEWELRY, HAIR, OR CLOTHING DUE TO CHEMICALS
IN HOT TUB OR WHIRLPOOL.
All Properties are Privately Owned: Please
note that all of the properties managed by Kimble Overnight Rentals
are privately owned and built. Each cabin is built to the specification
of the owner or the builder. Amenities, equipment, floor plans
and décor are at the owner or builders discretion. Each
individual has their own idea of what a property should and should
not have. Some of these items are regulated by the specific resort
a property may be in. The amenities and décor are subject
to change without notice. From time to time an item may break
and be removed from the property while it is being repaired or
replaced. While we do our best to keep our web site updated with
the latest information, this is not always possible. We apologize
in advance for any items not present upon your arrival. Also,
because all cabins are privately owned, from time to time cabins
may no longer be available for occupancy for one reason or another.
In the event that a cabin is no longer available we will make
every effort to rebook you in an equivalent property
DISCLAIMER
This rental program is under the management of Kimble
Vacations, who acts only as an agent for the owners. Under no
circumstances will management be responsible for any loss, expense,
damage, claim injury (direct or in direct), consequential or
otherwise caused or incurred, as a result of any delays, substitutions,
rescheduling, or changes in the provisions of accommodations
by Kimble Vacations or by reason of acts of God, or by agents,
employees, subcontractors, 3rd parties, or as substitute. Kimble
Vacations reserves the right to refuse or discontinue service
to any person and/or rescind any contract for accommodations
or guest services. All properties are privately owned: management
will not be responsible for accidents or injury to guest or for
loss of money, jewelry or valuables of any kind. If Kimble Vacations
must seek remedy in court for any reason, customer will pay all
attorney fees and court costs. Kimble Vacations reserves the
right to re-enter units as necessary for repairs or suspicious
behaviors. Kimble Vacations reserves the right to change accommodations
if a necessary emergency presents itself. All units are privately
owned and owners do reserve the right to switch amenities w/o
notification to agent or guest. Kimble's does its very best to
stay informed of any changes by owner.
GUEST RESPONSIBILITY
We reserve the right to refuse service to anyone. By
signing, you agree to the terms and conditions of our rules and
regulations, and agree to the card holder membership agreement.
I have read and understand the rules and regulations. I certify
that I am at least 21 years of age and I will be held responsible
for the care of the property being rented under my name. I accept
responsibility for damage and or loss of property, and/or extra
cleaning assessed during or those discovered upon departure of
the above rental. I authorize these charges to be debited from
my credit card on file or subtracted from my cash security deposit. |
